Job description
An established architectural practice based in Newport is looking to appoint an experienced Building Inspector / Principal Designer to support the delivery of a wide range of residential and commercial projects.
The role will focus on providing technical and regulatory support throughout the design and construction process, with particular responsibility for Building Regulations compliance and undertaking Principal Designer duties under the CDM Regulations.
Working closely with architects, clients, consultants, contractors and other project stakeholders, you will help ensure projects are appropriately designed, documented and delivered in accordance with current legislation, regulations and industry standards.
Key Responsibilities
Building Regulations
Review architectural and technical information for compliance with current Building Regulations.
Provide practical advice to architects, clients and project teams on Building Regulations requirements.
Assist with the preparation, review and coordination of Building Regulations submissions.
Identify potential compliance issues during the design and construction stages and advise on appropriate solutions.
Review drawings, specifications and technical details to ensure regulatory requirements are adequately addressed.
Liaise with Building Control bodies, Approved Inspectors and other relevant professionals where required.
Keep up to date with changes to Building Regulations, Approved Documents and associated legislation.
Assist with technical queries and provide clear, practical guidance to project teams.
Undertake site visits and inspections where appropriate to monitor compliance with design and regulatory requirements.
Principal Designer
Undertake the responsibilities of Principal Designer under the Construction (Design and Management) Regulations 2015.
Coordinate health and safety matters during the pre-construction phase.
Identify, eliminate and reduce foreseeable health and safety risks through the design process.
Coordinate information between designers, clients, contractors and other duty holders.
Review design proposals and advise on risks associated with construction, maintenance and future use.
Assist with the preparation and maintenance of relevant pre-construction information and health and safety documentation.
Ensure designers understand and fulfil their responsibilities under CDM.
Liaise with clients and Principal Contractors to support effective management of health and safety throughout the project.
Maintain appropriate records and documentation relating to Principal Designer duties.
About You
The successful candidate will ideally have:
Relevant experience in building control, building surveying, architectural technology, construction or a related discipline.
Strong working knowledge of UK Building Regulations and Approved Documents.
Practical experience of reviewing construction drawings and technical information.
Good understanding of the CDM Regulations 2015 and the duties of a Principal Designer.
Experience working within an architectural, construction or consultancy environment.
Excellent attention to detail and the ability to identify technical and regulatory issues.
Strong communication skills, with the confidence to liaise with clients, contractors, consultants and design teams.
The ability to manage multiple projects and deadlines effectively.
A practical, solutions-focused approach to technical and regulatory challenges.
Good IT and document management skills.
Desirable Qualifications / Experience
Relevant professional qualification in Building Surveying, Building Control, Architectural Technology, Construction or a related discipline.
Membership of a relevant professional body.
Experience acting as Principal Designer or supporting Principal Designer duties.
Experience with residential, commercial or mixed-use developments.
Knowledge of current developments in Building Regulations, including recent regulatory changes.
Experience carrying out site inspections and producing technical reports.
