Job description
We are seeking a proactive and skilled Maintenance Operative to support the day-to-day maintenance, repair, and presentation of a high-quality residential community. Working closely with the onsite management and operations teams, you will play a key role in delivering an exceptional resident experience by ensuring the building, communal areas, and facilities are maintained to the highest standards.<br><br>Apply below after reading through all the details and supporting information regarding this job opportunity.<br>This is a varied, hands-on role suited to someone with strong practical maintenance skills, excellent customer service, and a positive, solution-focused attitude.<br>Key duties will include:<br>Carrying out general maintenance and repair works including painting and decorating, basic plumbing, carpentry, joinery, tiling, lighting repairs, and minor building fabric repairs<br>Responding to maintenance requests and updating electronic maintenance systems within agreed service levels<br>Supporting the upkeep, cleanliness, and presentation of all communal areas, external spaces, refuse areas, and back-of-house facilities<br>Completing routine health & safety and statutory compliance checks including emergency lighting tests, fire door inspections, bell testing, water flushing, and PAT testing<br>Assisting with void inspections and preparing apartments for new residents<br>Coordinating with contractors and suppliers onsite, ensuring all RAMS and permits are in place and works are completed safely<br>Monitoring stock levels, maintenance supplies, and tools to ensure effective day-to-day operations<br>Supporting the wider onsite team with resident queries and delivering a consistently high level of customer service<br>Reporting defects, incidents, and health & safety concerns promptly and accurately<br>Assisting with furniture movement and general operational support where required<br>About You:<br>Experienced in a maintenance, facilities, handyman, or property environment<br>Confident carrying out painting and decorating works to a high standard<br>Proactive, organised, and able to manage a varied workload independently<br>A strong communicator with excellent interpersonal skills<br>Comfortable interacting professionally with residents, contractors, and colleagues<br>Able to problem solve effectively and use initiative in a fast-paced environment<br>Comfortable xwzovoh using maintenance systems, Microsoft Outlook, and Word<br>Key Requirements<br>Minimum 2 years' experience within a maintenance, facilities, or property maintenance role<br>City & Guilds qualification or NVQ Level 2 in a relevant trade desirable<br>Good understanding of general building maintenance and health & safety procedures<br>Ability to use basic hand tools and power tools safely and effectively<br>Experience carrying out minor repairs across multiple trades<br>Good IT skills and experience updating maintenance records/systems<br>Flexible to work 5 days over 7, including weekends where required<br>If you are a motivated Maintenance Operative who enjoys delivering excellent service and maintaining high standards, we would love to hear from you.
